Landlords: Is your electrical safety report up-to-date? 🤔⁠

Every year, it seems that landlords in the UK seem to have to jump through more regulatory hoops and this year is no exception as there seem to be even more changes and regulations coming for UK landlords.

From the electrics and gas side of things there are still 3 main things you need to consider:
1. Energy performance certificates
2. Gas safety checks
3. Landlords Electrical Installation Condition Report (EICR) for all rental properties.

Since April last year, all landlords including commercial property landlords, MUST ensure their properties have valid EICRs, even for existing tenancies and they must give copies to their tenants.

The EICR is a very thorough inspection of the electrical system to ensure it’s safe and in good working order and it is a legal requirement that this be completed every 5 years.

Failure to do this runs the risk of fines of up to £30,000.

Portable heaters: not only expensive this winter but are they a fire hazard? 🔥⁠

As we move away from summer and towards winter start making plans for effectively heating your home.

Many people in the UK use portable heaters to keep warm during winter or as an additional source of heat in their home. 🌡️⁠

This year may well be different as we all look to reduce electricity usage, but in addition to the excessive cost, how safe are portable heaters in your home?

Did you know that every year portable heaters are responsible for around 4 percent of house fires and cause a higher number of deaths and injuries per incident compared to other items? 😳⁠

The reason isn’t because portable heaters aren’t safe, but rather they can be used in an unsafe manner.⁠

In order to stay safe, it’s important to remember the following tips when using a portable heater:⁠

✔️Always make sure the heater is at least 1 metre away from combustible materials e.g. furniture, soft furnishings, paper⁠ etc
✔️Never dry your clothes on one!⁠
✔️Never use an extension lead to power one as they can easily overload and start fires⁠
✔️Never leave the heater unattended or on when sleep⁠

What do you do if someone has an electric shock?

Watching someone receive an electric shock is a very disturbing experience, but how many of us know what we should do?

Step 1: Be careful and NEVER touch the person or you could also receive an electric shock.

Step 2: Separate them from the source of the shock as soon as possible.
Turn off the supply by unplugging the appliance or turn the mains off at the fuse board. If you aren't able to do either, then use a non-conductive material like wood, to move the person away from the source of electricity.

Step 3: If the person is unconscious, call an ambulance immediately or take them to A&E. If they’re conscious and seem fine, make sure you monitor them as the effects might not be immediately obvious.

The best way to protect yourself and others against electric shocks is by installing a Residual Current Device (RCD) which can save your life if you come into contact with a live cable or metal accessory.

It’s recommended to fit one in the main fuse board or install a dedicated RCD-protected socket or buy a plug-in RCD.

Are you responsible for ensuring the electrics and/or equipment is regularly tested and compliant?

1. Switch off standby - Standby mode means the appliance isn’t switched on but still receives power from your socket so it can keep running at a low level. Nearly all electrical appliances can be turned off at the plug without disrupting their programming. Consider getting a standby saver or a smart plug which lets you take all your appliances off standby

2. Monitor your electricity use - Getting an energy monitor will help you estimate in real time how much energy you’re using and work out how different appliances can affect your usage. You’ll get a clearer idea of where you can make savings and break old and energy inefficient habits!

3. Buy energy-efficient appliances - Now, more than ever, it’s time to upgrade. Appliances which are not energy-efficient can have you hundreds of pounds out of pocket every year. Make sure you choose appliances which have a high-energy rating.

☑️Get an electrical safety test - First things first, if the previous owner didn’t do one and the installation is more than 10 years old, then get an Electrical Installation Condition Report (EICR) which will immediately tell you if the electrical installation in your new home is safe or not!⁠

☑️Check for damaged electrical wires - Even if everything seems to be working fine, make sure you check if there is any damage to wires such as cracks, splits or fraying and call an electrician if you see anything that looks suspicious.⁠

Landlords: are you putting your tenants’ lives at risk?

Most landlords are proactive when it comes to ensuring the electrical safety of the properties their tenants live in.

But, there are still landlords who fail to make sure they are compliant and, worse still, allow their tenants to live in dangerous properties: don’t let this be you!

An Electrical Installation Condition Report (EICR) is the only electrical test that gives you the peace of mind that your tenants and the properties they live in are safe from electrical hazards.⁠

As a landlord, you need to ensure a registered electrician carries out an EICR every 5 years including existing tenancies.

Once a registered electrician has checked your installation, they will either declare it safe or give recommendations for suggested or urgent repairs.⁠

Failing to carry out an EICR every 5 years can make you run the risk of a fine up to £30,000

If you’re also providing electrical appliances as part of the rental agreement, consider a Portable Appliance Testing (PAT) to ensure they are free of faults or defects.⁠

While PAT testing is not compulsory for private rented accommodation, you MUST carry out PAT testing for Houses in Multiple Occupancy (HMOs) and be able to provide detailed safety certificates (not just a Pass or Fail!) for all the electrical appliances when requested.⁠ Find out more about PAT on our website:

⚡️⚡️How to avoid electrical DANGERS in your home ⚡️⚡️

⁠Did you know that more than half of the fires in UK homes are caused by electricity, either through misuse or faults?⁠

And, did you know that the majority of these fires begin in the kitchen with cooking appliances and white goods as the main cause?⁠ 🔥

But, there are a number of crucial things you can do to minimise the risk:⁠

⚡️ Get a registered electrician to check your home’s electrical installation every 5 years to ensure everything is safe and in good working order.⁠

⚡️ Install a Residual Current Device (Device) which can save your life if you come into contact with a live cable as it will immediately switch off the circuit and reduce risk of electrical fires and electrocution.⁠

⚡️ Don’t plug too many appliances in electrical adaptors especially those which have a high electrical current rating including heaters, kettles and irons.⁠

⚡️ Keep portable heaters at a safe distance from flammable materials including furniture and curtains and never put clothes on them to dry.⁠

⚡️ Check your sockets to make sure there are no burn marks or they feel hot. If so, get an electrician out asap.⁠

⚡️ Get interlinked smoke alarms on each floor of your property and inspect those periodically⁠

⚡️⚡️How often should you rewire your home? ⚡️⚡️

If your house is more than 25-30 years old and has the original wiring, then there is a good chance you’ll need to update it in part at the very least so it meets today’s standards.

But, there isn’t a hard and fast rule so the best way is to get a registered electrician to inspect your installation.

If your installation is new or in good condition, then it’s recommended that homeowners carry out an Electrical Installation Condition Report (EICR) every 10 years.

Other signs that may suggest you need to rewire is:

⚡️If you see any rubber, fabric or lead insulated cabling, then it will most likely need replacing.
⚡️If you find light bulbs burning and fuses blowing regularly, flickering lights, the circuit breaker tripping too frequently and the smell of burning.⁠
⚡️If you’re doing a major renovation of your home, you’ll probably need to rewire at least part of your home. If you’re converting the loft or garage or extending your home, then the new wiring will need to conform to Building Regulations.⁠
