Not a secret that the last few years its almost impossible to get the building permits on agrycultural land, like it was before..
In Paphos, there is a shortage of the tourist or residential plots of land. And the cost of such plots is growing steadily 📈⠀
So, just to be correct with information to our clients, we made our research of the new laws. So, the below conditions have to be met in order to build on agricultural land.
🛣There is sufficient access to a public road
🏘 Only a permanent resident who does not already own a property in Cyprus can build.
🏡The building density is at least 10%
🏡 The size of the plot is at least of 6000Sq.m.
🏘 Once the property is built, it cannot be sold for at least 10 years unless it is an inheritance.
🏞 It is within the drinking water zone.
But what to do, if the family own the piece of agricultural land and wish to have a country holiday home?🤷
We have already mentioned before about a constructions of agricultural warehouse - a barn-style country house that is being built on agrycultural land, but used as a comfortable holiday home🏡🚜
So, this is our second project in this year. Agrycultural warehouse which will be used as a holiday home. Of course to the subject to a number of conditions:⠀
✔️ Building area - only within the building density of the land.⠀
✔️ Layout of the house - it is imperative to equip a room for a warehouse 😴 The area of all premises of the building is strictly regulated.⠀
✔️ It is also important when buying land to understand what will happen on neighboring plots. After all, if, for example, a farmyard will be build on them, such a neighborhood will not make your stay in a new country house pleasant 😀
