This saves you from being negatively affected by future changes in the structural physical plan of your area like changes which may require your house to be domolished or part of it for example due to expansion or upgrade of an existing road!
In case your house was built using an approved plan and the proposed change in the area physical plan is affecting it negatively to an extent that it may be demolished or part of it. Then be sure that you will be compensated before the demolition is done. whereas the one who built without an approved plan will not be compensated and will suffer aloss!

APPROVED BUILDING PLAN Vs SKETCH.
Almost any one especially builders(masons) can sketch afloor plan of abuilding using free hand but this does not equate to abuilding plan since it leaves out very many essential details required for preparation of a bill of quantities(BOQ) or "budget" for the building(construction) work and can not be approved by the urban authorities
Whereas most times asketch plan only consists of unscaled or at rare times scaled floor plan ,An approved building plan consists of well scaled drawings,ie floor plan,elevations,sections and drainage plans, location plan, site plan structural, electrical , mechanical,landscape or shop drawings for the case of complex buildings and is reviewed and approved by the area physical planning or construction authority.

-Is it aplace for relaxation or comtemplation?
-Is it for entertaining guests and friends?

-What are the things you think of fondly that you would love to implement?
Answering the above questions will give u a picture on the size of the house or the size of the different rooms in your dream house!

BEFORE YOU BUY A PLOT/LAND FOR BUILDING

Everyone's dream is always to have a roof over their head of their own where they can rest after a heavy day's work but before you pay for that land where you intend to build especially if you intend to do it in the municipality or Town council where an approved building plan is a pre-requisite and avoid unplanned/unknown costs or losses, please check on these:
1. Wetlands and steep slopes
The plot you intend to buy should be 30meters or 100feet away from a wetland or not near a wetland to avoid other costs incase you want to construct a storeyed house(flat) because you be required to have an Environmental impact assessment report(EIA) and clearance from NEMA which carries high costs.
2. Road reserves
There should be an access road leading to the plot which is wide enough for two vehicles to bypass each other.The distance from the middle of that road to your plot boundary should be one acceptable by your municipal/town authority(you can consult your municipal /Town council, or your near by Architect to guide you such that the size of the road reserve does not affect your future proposed development by requiring you to only utilise less of your land .
3. Property Lines
These include Electric power,water, or sewage lines .They should not be passing through the plot but they should be outside the plot. because incase they are passing through or over the plot , they would require to be transfered which would take time and costs incase building developments are to begin.
