Swipe to see how the board translated into the finished space.

The finished space looks like it was designed, not assembled.

This is a bathroom remodel we recently completed.

Full gut renovation in an occupied building. Delivered fully inspected and compliant with condo board bylaws before handover.

It starts here. Before a single product is ordered.

→ Onyx Ivory tile in polished finish for the shower walls.
→ Same tile in matte for the floor, so the space reads as one material without being slippery underfoot.
→ Espresso Bark custom vanity in a shaker door with soft-close full extension drawers.
→ White cream quartz countertop with small veining to keep the palette warm.
→ Matte black hardware, drain, and faucets throughout for consistency.
→ Rainfall shower head with a rectangular handheld in the same finish.

Nothing in this board was chosen from a phone screen or a 4 inch sample. Every piece was selected against everything else it would sit next to in the finished space.

Custom bathroom renovation. Design-build delivery.
One contractor from consultation selection to handover. If that’s what you’re looking for, contact us.

Condo bathroom renovation in Scarborough, Ontario come with a layer most house renovations don’t.

Condo board approval. Fire separation walls. Plumbing that runs through shared building systems. A drain that requires access to the unit below. Every decision has a compliance requirement attached to it before a single tile goes in.

This project started with 3D renders and technical drawings before construction began. The client saw the finished bathroom on screen before demo day. Layout, tile selection, vanity placement, shower configuration, all confirmed before we touched anything.

Condo board approval was obtained before construction started and the board ran the final inspection after completion before we handed over the bathroom. The project clears two compliance checkpoints, not one.

→ How clearly the work is defined
→ How much of the project is based on known information
→ How many costs are still assumptions

That changes how I look at the number at the bottom of the quote.

1. What's included
What work is actually covered?

Is the contractor pricing the full project, or are some parts of the work missing?

A lower number might simply mean less work has been included.

2. Drawings & specifications
Are both contractors pricing from same information?

If one quote is based on a developed drawing set and another is pricing from a rough idea of the renovation, you're comparing different levels of information.

3. Existing conditions
How much is actually known about the space?

The less you know about the existing space, the more uncertainty sits inside the price.

4. Allowances
Look at what has been given an allowance.

Finishes, cabinets, countertops, flooring, fixtures can all change the final cost once you start making selections.

5. Exclusions & assumptions
This is where I look closely.
What has the contractor specifically left out?
Permits? Design phase?
Additional work if something unexpected is found?

These details can make two renovation quotes with a $20K difference look very different once you compare what's actually included.

The quote with the lowest number isn't necessarily the lowest-cost renovation.

And the highest quote isn't necessarily overpriced.

→ The real comparison is what each contractor is committing to deliver for that number.

If you're comparing renovation quotes for your space, what's the first thing you look at?

You’ve renovated your kitchen.
But somehow, your kitchen still feel too small.

There’s never enough counter space. Two people can’t comfortably cook at the same time. The dining area feels disconnected. And no matter how much you reorganize, the kitchen still doesn’t work for how your family actually lives.

The problem is the footprint.

If the existing footprint doesn’t work, a kitchen extension is the better solution.

4 Types of Kitchen Extensions We Build for Durham Homeowners:

• Open-concept kitchen conversion: remove a wall to connect the kitchen with an adjacent room.

• Kitchen bump-out: push part of the exterior wall outward to create room for a larger island, pantry or breakfast area.

• Side-return extension: use an underutilized side passage to increase kitchen width without taking as much from the backyard.

• Rear extension: extend into the backyard to create a substantially larger kitchen and dining area.

But here's what homeowners overlook:

The right extension isn't determined by the kitchen alone.

Your lot, setbacks, lot coverage, existing structure, fire separation, permits, plumbing, electrical and HVAC all need to be considered before construction begins.

We've put together a detailed guide covering kitchen extension types, permits, costs and planning considerations for homeowners across Durham Region.

🔗 Full guide in bio.

If a kitchen extension is on your list, now is the time to start the conversation.

Most GTA homeowners sitting on an unfinished basement are leaving $2,000+ a month on the table.

Not eventually. Right now.

A legal basement suite in the GTA runs $85,000 to $140,000 fully done. That includes permits, fire separation, egress windows, separate entrance, plumbing, electrical, and city inspections.

It's not cheap. But the math works.

At $2,000 a month in rent, you're looking at a full return in under 6 years. And that's before you factor in what a legal, permitted suite does to your resale value.

The timing right now is hard to ignore:

→ Construction costs in Toronto have dropped (Altus Group flags Toronto as an outlier with declining build costs)

→ Trades are available, no 6-month wait lists like 2021-2022

→ City of Toronto cut development charges 40-60%

→ Condo starts are near 20-year lows, so rental demand isn't softening anytime soon

The conditions that make this project pencil out don't line up like this often.

And the resale angle matters too. A finished basement and a legal secondary suite are not the same thing to a buyer or a lender. Permitted work, proper fire separation, and a legal unit add documented value. Unpermitted "basement apartments" create problems at closing.

If you've been sitting on this idea, the window is open right now.

What's holding most people back from pulling the trigger on a basement conversion?

If Basement legal suite conversion is in your list, start the conversation now.

I wouldn’t tell a homeowner: “Renovate now because construction will never be cheaper.”
Ontario's data is more honest than that.

Costs have cooled. They even dipped in Ontario in early 2025. But renovation costs are still up 3% year over year nationally, and the categories that drive a real project are climbing faster than that average.

At the same time, BuildForce Canada released its Ontario construction outlook this week. Ontario needs to hire 126,100 new construction workers by 2035. Only 98,800 are projected to enter the trades. That gap of 27,300 skilled workers shows up in your renovation

At 4% annual cost escalation, a $200K renovation today runs $225K in three years for the exact same scope.

The risk isn't that everything spikes overnight. The risk is waiting two or three years, then finding out the project costs more and the contractor you wanted is booked out further than you expected.

Starting early gives you a real scope, a realistic number, and better control over the decisions that actually affect cost.

Save this if you know someone who's been putting it off.

If your renovation is on the list for the next year or two, start the conversation now.

Delaying a renovation can feel like the safe choice.

But, waiting quietly adds cost through patch repairs, rising material prices, and missed resale value.

Before you push the renovation another year, make sure the numbers still make sense.

Most contractors get one shot. The second call tells you everything.

A family in Whitby called us for a full basement finish and a complete bathroom renovation. Backsplit home. Two kids. One shower that stopped working for their family years before they picked up the phone.

On budget. On time.

But the part that meant the most to us wasn't the finished renovation.

It was that they kept coming back.

Same family. Same standard expected. Same trust extended.

After the first project they wrote: "Karan feels like part of the family now."

This happens because the contractor answered the phone, showed up, told the truth when something needed to be said, and delivered exactly what they promised.

The second call from client is the only warranty that actually means anything in this industry.

If you’re looking for a contractor your family keeps calling back, let's start with a conversation.

For a busy family, your kitchen is the command centre of the home.

Upgrading your kitchen is about fixing the little frustrations you've been living with for years.

A thoughtful kitchen renovation is about creating better storage, improving the layout, and making everyday routines feel easier.

This kitchen upgrade is a great example. A dedicated place for groceries, small appliances, and everyday essentials means less clutter, better organization, and a kitchen that works as well as it looks.

If your kitchen feels like it's working against you instead of for you, it may be time to rethink the space.

Thinking about a kitchen renovation in Durham Region?

Send us a message or book a consultation. We'd love to hear about your project.
