Coquitlam condo kitchen renovation — before and after.

The owners had a tight budget and didn't want to over-invest in an older unit, so we kept the cabinet boxes and repainted them two-tone rather than replacing them. That paid for quartz counters, new vinyl plank flooring through the whole condo, and proper lighting under the cabinets and in the ceiling.

Surrey bathroom renovation — before and after, times two.

One house, two bathrooms, two very different briefs. The main bath became a four-piece retreat: floor-to-ceiling white tile, a freestanding soaker tub where a tiled-in corner whirlpool bath used to sit, and gold rain shower and towel bars. The second bathroom was built for daily traffic instead — frameless glass shower enclosure, custom quartz on a floating vanity, neutral tile to tie the two together.

Both got new waterproofing, updated plumbing and energy-efficient LED lighting on the way through. Five to seven weeks, start to finish.

A retail unit on South Granville with a For Lease sign in the window is now a medical aesthetics clinic.

Four to five months, $345,000–$360,000, and almost none of the work that mattered is the part you'd photograph.

What the budget actually went to:

• Lighting designed around treatment rooms first — recessed and positioned so a practitioner isn't casting a shadow across their own work. In a clinic, lighting is clinical equipment before it is atmosphere.
• Custom millwork cabinetry, because a retail product wall has to hold specific bottle heights and still read as a display rather than a stockroom.
• A fully tiled restroom built to the City of Vancouver's accessibility standards. That is a requirement, not an upgrade, and it has to be designed in from the first drawing — retrofitting it at the end is how commercial projects lose a month.
• A reception area, which is the part clients actually notice, and the last thing you can build.

The client's Google review, in their own words: "温哥华最好的Contractor" — and, translated, that Ryan and the team were attentive, patient, and consistently quick to respond. They also wrote that they'd become friends by the end of it, which is a fair summary of a five-month commercial build that went well.

Beige travertine on every surface, an ornate dark-wood vanity, a drop-in jetted tub set into a tiled deck, and a bank of bulb lights over a framed mirror.

Nothing in this Burnaby bathroom was broken. It was simply every finish choice of one particular decade, all at once, in one room — which is a more common brief than "something failed."

What replaced it:

• Large-format marble-look porcelain on walls and floor, so the grout lines mostly disappear and the room reads as continuous surface.
• A custom wood-grain vanity, for warmth against all that stone, topped with polished quartz and an undermount basin.
• An oversized LED-backlit mirror carrying the ambient light, which is why there are no bulbs above it.
• Gold throughout — widespread faucet, towel bars, shower controls — as the single repeated accent that ties the room together.

$28,000–$32,000 over 3–4 weeks.

This West Vancouver kitchen was renovated for an Airbnb investment property, and that brief pulls in two directions at once.

Guests decide what a place looks like from a listing photo before they ever arrive — so it has to photograph well. But a short-term rental also puts its surfaces through a full turnover every week, so it has to survive harder use than a family kitchen.

The decisions that came out of that:

• White shaker doors with gold handles — high contrast, so they read clearly in a wide-angle listing shot rather than washing out.
• Under-cabinet LED strip lighting, so photos aren't dependent on whatever the ceiling fixture does.
• Layout reworked for counter run instead of an island, because counter space is what guests actually complain about.
• Fresh neutral paint through the whole home, so every room shares one backdrop and the listing reads as a single property.

$29,000–$33,000 over 3–4 weeks.

One oversized bathroom, two people who both need it at 7am. The brief was to split it.

That sounds like a partition wall and a second door. It isn't. For each side to be a legal bathroom it needs its own plumbing rough-in, its own lighting circuit, and its own ventilation — so the work was new framing, separate supply and drain lines run to both sides, dedicated circuits and fans, and building plus plumbing permits from the District of West Vancouver. Every rough-in and finish stage passed inspection.

The finish decision mattered as much as the mechanical one: both sides were completed identically — floor-to-ceiling tile, custom wood-grain vanities, backlit mirrors. When you divide one room in two, matching the finishes is what makes it read as designed rather than subdivided.

West Vancouver. $57,000–$60,000 over 9–11 weeks.

Two bathrooms, one Richmond townhouse — fully reimagined 🛁

We took two dated bathrooms (pink wallpaper, an old tub, beige builder vanities) to a clean, modern grey-and-black scheme: large-format porcelain tile, frameless glass showers, floating vanities with quartz counters, and matte black fixtures. One bathroom went from a tub-and-corner-shower to a proper walk-in shower.
