The tub and toilet stayed. Around them: a custom 60" double vanity with solid maple slab doors and a quartz top, a matching cabinet over the toilet, LED strips under both, a new LED mirror, and the tub wall re-tiled to the ceiling with a new glass door.

Richmond powder room — before and after.

The smallest room in a whole-house renovation. The before had a laminate vanity top, a wall-to-wall mirror, a three-globe light and a cabinet hung over the toilet. Now: a wood-grain vanity with a quartz top, a framed mirror, matte-black faucet and hardware, and a new toilet — with a new exhaust fan on its own switch and a GFCI outlet at the vanity.

$3,500 - $4,000.

茶百道 TeaByDo, Richmond: before and after.

This was a retail unit on Capstan Way with pink walls, a laminate floor, track lighting and a spiral staircase up to the mezzanine. It's now a bubble tea shop. The staircase came out and the mezzanine stayed. Under the new floor, the slab was trenched for new drains and two grease interceptors, plus every sink the bar needs. On top: a T-bar ceiling, Tesla White 24×24 porcelain, wood wall panels, a custom order counter and stainless steel in the prep area.

Coal Harbour condo, Vancouver — before and after.

Dark espresso kitchen, two bathrooms with brown walls and vessel sinks, popcorn ceilings throughout. The owner wanted the home to feel as bright as its water view. So: custom wood-grain cabinetry with finger-pull doors, Luminous quartz counters and backsplash, crystal pendants over the peninsula. The hallway bath became a walk-in shower with frameless sliding glass; the master kept its tub, re-tiled floor to ceiling in marble-look porcelain with a floating vanity and LED mirror cabinet. Popcorn ceilings removed, every wall and ceiling repainted.

$85,000 - $90,000 · 7-8 weeks.

Burnaby townhouse, two bathrooms — before and after.

Both rooms had the same brass-framed sliding tub doors and oak vanities. The family wanted one bathroom to become a walk-in shower, and the other to keep its bathtub for the kids. So that's what we did: a walk-in shower with a linear drain and large white wall tile in one, the tub kept in the other, and the same finishes in both — white tile, frameless glass doors, brushed gold faucet, showerhead and towel bar. New exhaust fans and waterproofing behind the walls.

$25,000 - $27,000 · 4-5 weeks.

Richmond house renovation — room by room.

The kitchen kept its maple cabinets. They were refreshed and paired with new quartz counters, a marble-look tile backsplash, an undermount double sink and a new dishwasher. The main bathroom was rebuilt from scratch: a shaker double vanity under a wide framed mirror, and a glass shower lined in large-format marble-look tile. Then wide plank flooring and fresh paint through the living areas and bedrooms.

Keep good cabinets and refresh, or start over? Which would you do?

Burnaby kitchen renovation — before and after.

The old kitchen was dark stained cabinets to the ceiling with granite counters and a tile backsplash, and it pulled the light out of a room that has no shortage of windows. We started with a full demolition and rebuilt it as one continuous run of custom cabinetry — ovens, fridge and pantry all built in behind matching doors — with brushed gold hardware and recessed LED on dimmers.

The part we're proudest of is the countertop. It's mitred, so the quartz turns the corner and runs down to the floor as a single unbroken piece.

$35–40K, 4–6 weeks. Which would you pick — the waterfall island, or the hidden appliance wall?

Richmond house: kitchen, bathroom, floors and paint, room by room.

The kitchen went from white raised-panel cabinets with a peninsula and a black range under a track light to white shaker cabinets with a wood-grain island, white quartz, a glossy tile backsplash, a chimney hood and pot lights, with a new arched doorway into the dining room. The burgundy bathroom with the Hollywood bulb strip is now a grey-tile walk-in shower behind frameless glass. Carpet and green walls in the living rooms gave way to light plank floors and white paint.

Green and burgundy — would you have painted it all white, or kept one colour?

Vancouver condo: the whole unit, done at once.

Kitchen, floors, paint and two bathrooms in one 8-10 week project. The kitchen went from flat white cabinets under a dropped soffit and fluorescent box, laminate counters and a raised bar to white shaker cabinets on a flat pot-lit ceiling, a grey linear mosaic backsplash, white quartz with a flat peninsula, a stainless pull-down faucet and LED strips under the uppers. Wood-look plank replaced the carpet through the living room and bedrooms, and the fireplace surround was re-tiled to match.

Coquitlam: same kitchen, and the island used to hold a TV.

White flat-panel cabinets, a mosaic backsplash, black granite and a boxed fluorescent light went out. In came white and grey shaker to the ceiling, a marble-look slab behind the range, and a long quartz island with seating for four under a linear pendant. The bathrooms got shaker vanities with quartz tops and round backlit mirrors, the fireplace a marble-look surround, and polished large-format tile now runs through the main floor.

Which one changed the most: the kitchen, the island or the bathroom?
