Here you can see I removed all the rotten sections of the walls and rebuilt them. I also furred out the walls to allow for 2x6 insulation batts and extended down over the foundation walls so they can be covered by the drywall. Building wrap separates the concrete from the wood.

Heres at look at some of the water damage that had taken place due to the grade being too high at the exterior of the building creating standing water and saturation. Also, old methods of Building envelope and Cladding don't allow moisture to escape as easily. This created the perfect environment for carpenter ants to move in and make a nice home, as you'll see in some of the video clips. As yuck of a job as it was pulling all the insulation out, it was oddly satisfying cleaning this up... Planned to clean it all out, cut out all the rotten material, then get a pest control company to spray everything down...

Sharing some pictures and video of a project I completed a while ago. This was a Shop / Garage that had been neglected for quite sometime. It had some serious rot issues, as well as a carpenter ant problem that even the pest control guys were shocked to see. However, the majority of the building was still sound, all the framework being beautiful old growth fir, just wouldn't be right to tear it down.
The Goal: Turn this old garage into a finished heated space, being a games room on one side and a closed garage on the other. Basically turning an unused space into a room you can send your kids to play on their own.
