There is a word for what is happening under that slab. Most people never hear it until the damage is already done.

Void migration. It describes the lateral movement of saturated or eroded soil beneath a concrete slab, leaving an unsupported cavity where solid ground used to be. The slab above can look completely unchanged. The system beneath it is already failing.

The signs are subtle: a loading dock with a slight tilt, a floor drain that no longer sits flush, a section of pavement that sounds hollow underfoot. These are not random maintenance issues. They are the same problem at different stages.

Once a cavity forms, every load cycle above it accelerates the process. The instability does not stay where it started. It travels. That is why we call it void migration.

"There's a void under there." Three words on a quote that sound expensive and vague at the same time.

Here's what it actually means. Saskatchewan freeze-thaw cycles pull water in and out of the soil beneath your slab every year. That water carries fine material with it, and over a few winters you're left with an empty pocket where solid ground used to be. The concrete looks fine. What's missing underneath is the real story.

Void fill is how we replace what the soil lost. We drill a hole about the size of a quarter, inject polyurethane foam, and it expands to fill every gap before curing into a stable, load-bearing base. At roughly 4 pounds per cubic foot, it lifts the slab without adding the weight that caused the sink in the first place.

Driveway, front step, garage pad, shop floor. If the concrete has dropped, there's a good chance the void beneath it is the fix, not the slab itself.

A concrete slab poured straight onto Saskatchewan soil is a heat sink. The ground pulls warmth out of your floor all winter, and every freeze-thaw cycle pushes moisture right back up through the concrete.

Underslab insulation is the fix. It is a layer of closed-cell foam laid directly on grade before the concrete gets poured, so the slab has something warm and dry sitting between it and the frozen ground below.

You can see it clearly on the Dakota Dunes Spa project. Blue foam laid across the whole footprint, rebar rising through it, ready for the pour. Every building we've walked into this July, the story is the same. AC running flat out, thermostat set to 20, and it still feels like 26 upstairs.
