Step flashings are L shaped metal that interconnects between shingles meeting a wall, to ensure water and ice do not infiltrate the connection point

Unfortunately on this house, the previous contractor didn't have experience installing step flashings correctly, and left them on top of the shingles partway, with caulking to seal the gap as a short term solution

Fortunately we were able to identify the problem and get these homeowners a solution before they experienced problematic interior damage

Many homeowners are unaware that insurance will only cover wind and hail damage for roofing, insurance will not cover any improper installation, so choose your roofing professional carefully, make sure to get 2-3 estimates and ask tough questions about the installation process to ensure the contractor you choose has the skills to properly replace your roof with one that will last the full lifespan of the materials used

For roofs less than a 2/12 pitch, traditional shingles don't do well. Nails get rusty, ice backs up, and the plywood roof deck and insulation can be impacted before water makes it's way to the drywall

If chimney flashing is in good shape, it can often be reused, or sometimes a backpan can be added if the rest of the counter flashing was done correctly

But this chimney flashing needed an full replacement

We bend custom flashing to direct water away from the corners of the chimney, so caulking isn't the only thing keeping water out
