Reactive maintenance is a full on DIVA 🚨:

It gets credit for being visible.

A pipe fails — people move.
A roof leaks — calls get made.
A valve seizes — contractors show up.
A flood happens — suddenly there’s budget.

Everyone can see the response.

Prevention is quieter.

A valve gets exercised.
A drain gets cleared.
A weak component gets replaced early.
Corrosion gets addressed before the first pinhole leak.
A sensor catches something before anyone knows there was a problem.

No emergency. No dramatic before-and-after photo.

Just a building that keeps working.

And I think that’s one of the reasons we still underinvest in prevention.

We’ve built maintenance cultures that are very good at rewarding the rescue.

The person who solves the crisis is a hero. The person who quietly prevented 10 crises this year may never even get noticed.

We have to change that, because reality doesn’t back it up.

A well-run facility shouldn’t be judged by how quickly it reacts when things fail. It should be judged, in part, by how rarely preventable failures are allowed to happen in the first place.

Reactive maintenance will always be necessary.

But it should be the backup plan — not the operating philosophy. Prove me I’m wrong lol

When a water event occurs, most think about the repair bill.

Property managers know the real cost starts long before the remediation invoice arrives.

What do repeated insurance claims do to a building’s reputation?

Why insurers care about water more than ever.

When people think of major property losses, they often picture fire.

The data tells a different story.

CASE STUDY:
A 19 story condominium was facing an increase in deductible from $50k to $500k per year (after negotiations was reduced to $250k). This was due to multiple leak that were not being monitored. Plus, residents were required to get policies to cover the new deductible. Units were not being sold, equity was dropping fast.

After our water leak system was deployed:
- deductible reduced to $75k
- $173k in savings to residents per year
- $80k per year saved in premium reduction
- equity restored

Water damage has become one of the most frequent and costly claims affecting commercial and multi-residential buildings.

For insurers, this means:
• More frequent claims
• Higher claim severity
• Longer business interruptions
• Increased pressure on premiums and deductibles

For building owners and condominium boards, it means something different:

*Risk can no longer be managed by reacting after a leak occurs*

Most Buildings Have a Fire Safety Plan. Why Don’t They Have a Water Safety Plan?

If a fire broke out in your building tonight, there would likely be a documented response plan.

Roles would be defined.

Procedures would be established.

Training would have occurred.

The risk would be understood.

Now consider a major water event.

A burst pipe.
A failed fitting.
A corroded domestic water line.
A leaking mechanical room.

Does the building have a documented response plan?

Who gets called first?

Who has authority to make decisions?

Where are the shutoffs?

How quickly can water be isolated?

What systems are most vulnerable?

For many buildings, the answer is unclear.

Yet water damage consistently ranks among the most frequent and costly sources of property loss.

We have spent decades developing fire safety culture because we recognize the consequences of being unprepared.

Perhaps it’s time we start thinking about water the same way.

Many water systems use phosphate additives to protect pipes and reduce corrosion.
