What Causes MOLD in Attics in the Okanagan & Shuswap?

Many homeowners are surprised to learn that attic mould isn’t always caused by a roof leak. In fact, some of the most common causes are hidden issues that slowly allow moisture to build up over time.

Here are some of the biggest contributing factors we see during attic inspections:

Poor ventilation – Insufficient airflow traps warm, moist air, allowing condensation to form on the roof sheathing.

Bathroom fans venting into the attic – Exhaust fans should discharge outdoors, not into the attic space.

Blocked or missing soffit vents – Insulation or debris can prevent fresh air from entering the attic, reducing proper air circulation.

Warm indoor air escaping into the attic – Gaps around attic hatches, light fixtures, plumbing penetrations, or other ceiling openings allow humid air to enter the attic, especially during colder months.

Is your bathroom ventilation doing its job?

Your bathroom exhaust fan plays a big role in preventing mold and moisture damage. Every shower releases warm, humid air that can quickly build up on walls, ceilings, mirrors, and inside hidden spaces if it isn’t properly vented outside. Over time, this excess moisture can lead to peeling paint, damaged drywall, musty odours, and mold growth.

A few simple checks can help determine if your bathroom ventilation is working properly:

✅ Turn on the fan and hold a piece of toilet paper against the grille. It should stay in place from the suction.

✅ Make sure the fan is venting outdoors—not into the attic.

✅ Clean dust from the fan cover regularly, as clogged fans lose efficiency.

✅ Run the fan during your shower and for at least 20–30 minutes afterward to remove excess humidity.

If your bathroom still has excessive condensation, lingering moisture, or signs of mould despite using the fan, it may be time to have the ventilation system inspected. Sometimes the fan is undersized, the ducting is blocked, or moisture has already caused hidden damage.
