An air conditioner can run non-stop, and the house still sits at 24 degrees. Units past 12 to 15 years old lose capacity, and one sized for the original footprint of the house, before an addition or a finished basement, won't keep up no matter how long it runs.

Repairing an aging unit like that often just delays the same problem showing up again next summer. Replacing it with a system sized for the house you actually have now fixes it for good.

Furnaces usually give warning signs before they quit.

A few things worth checking before the cold really sets in:

- The flame should burn blue and steady. Yellow or flickering points to incomplete combustion.

- Short cycling, where the furnace turns on and off every few minutes, means it's working harder than it should.

- Uneven heat between rooms often points to duct or airflow issues, not just the thermostat.

- A furnace past 15 to 18 years old is running on borrowed time, even if it still works fine today.

Catching any of these in August beats finding out at minus 30 in January.

Some basements have already dealt with water. Others have just been lucky so far. Either way, the same things are worth knowing, especially with how unpredictable Edmonton's weather has been lately, sudden downpours, quick temperature swings, and storms that seem to hit harder than they used to.

If you've had water before, know where it came from. A cracked foundation, a sump pump that couldn't keep up, or a floor drain backing up all point to different fixes, and treating the symptom without knowing the cause usually means it happens again.

If you haven't had water yet, that's not the same as being protected. Grading around your foundation, a working sump pump if you have one, and a backwater valve if you don't, are what's actually standing between you and a wet basement during the next heavy rain.

Kitchen plumbing takes more daily wear than almost anything else in the house. Faucets get used dozens of times a day, garbage disposals deal with more than they should, and a dishwasher line that was fine five years ago might not handle today's usage the same way.

If your furnace or AC has been running longer, louder, or less consistently than it used to, that's usually the system telling you it's on its way out, not just having an off week.

A heat pump is worth considering when you're at that point anyway. It handles cooling in summer and can also provide heating in the shoulder seasons, which means less strain on your furnace during those in-between months when it's not quite cold enough to justify running it full time.

It's not the right fit for every home or every budget, but it's worth understanding before you replace like for like.

Traditional water heaters keep a full tank hot around the clock, so you've always got hot water ready, but you're also paying to heat water you're not using yet. Tankless systems heat water on demand instead, only when you turn on the tap, which usually means lower standby energy use and a steady supply that doesn't run out partway through a long shower.

The trade-off is upfront cost and installation requirements; tankless units often need a gas line or electrical upgrade depending on your home's setup.
