THE WINDOW TEST EDITION

How a Builder details a single window opening tells you more than almost anything else on the job site - especially somewhere that rains as much as the west coast does

Windows make up a small share of a home’s total exterior surface area. But they cause a wildly disproportionate share of building envelope problems - drafts, cold spots, condensation on the glass, and, in the worst case, rot working quietly through a wall for years before anyone finds it 👎🏻

This coast raises the stakes. Vancouver’s climate is coastal and rain heavy, wetter through the winter than almost anywhere else in the country, which means the water management decisions made at every single window opening aren’t a nice-to-have. They’re the first line of defence for the entire wall assembly

Here’s what separates a window installed to get past inspection from one installed to actually perform for the next 50 years

🚩Red Flags
If you hear any of the following on a job site - or in how a builder describes their process - it’s worth pausing on👇🏻

“We insulate around the frame” means foam or batt, FULL STOP! Fiberglass batt does not stop air movement - it was never designed to. It’s an insulator, not an air barrier. Even basic canned spray foam, applied without proper tooling, reliably leaves voids. If that’s the entire strategy at every rough opening, air is still moving freely around every window in the house

“Caulk is the whole air-sealing plan”. Caulk shrinks, cracks, and breaks down under UV exposure over the years. As a backup layer, it’s fine. As the primary air seal, it’s a slow-motion failure

“We install to code” is the entire answer. Code is the legal floor, not a performance target. It’s a fair answer to a question about the minimum. It isn’t an answer to a question about quality

🛑 There’s no way to verify any of it 🛑
No blower door test, no thermal camera, no smoke pencil at the rough openings - meaning nobody, including the builder, actually knows whether the seal holds until a Homeowner feels a draft 2 winters later

🛑STOP FRAMING FLOORS WITH 2x12s - Why TJI I-Joists WIN

For this project we are utilizing TJI I-Joists for our loft area & we wanted to share why we love them so much!💛

▪️They don’t move after the walls close up
A 2x12 comes off a living tree with moisture content that keeps shifting after the mill cuts it. As it dries out inside a cold, closed-up house, it shrinks, twists, cups and crowns - and that movement is where squeaky floors, popped drywall nails and hairline cracks a year later actually come from. TJI joists are manufactured - OSB web, machine-graded fl**ge stock - to a controlled, low moisture content, so what goes in square and straight on day one is still square and straight years later!

▪️Longer Clear Spans, Fewer Posts In The Way
An I-Joist puts material exactly where the engineering needs it: fl**ges top and bottom to resist bending, a thin web to resist shear. That shape carries a much longer clear span than a solid rectangular 2x12 of similar depth - fewer mid-span beams, fewer support posts, and a lot more freedom to open up a floor plan!

▪️Every Piece Performs To The Same Number
A stack of 2x12s is a lottery of knots, checks, and grain runout, and every defect quietly eats into that piece’s real capacity versus the clean number on a span table. TJI joists carry a code-evaluation report - you can see it stamped right on the web - and every piece performs to that spec. No digging through the pile for a straight one

▪️Utilities Run Through The Joist, Not Around It
Manufacturers punch or score knockouts into the web at regular intervals, so plumbing and electrical runs straight through without the notch-and-hope drilling a solid 2x12 requires, and without the tight code limits on where you’re even allowed to bore a hole through dimensional lumber

▪️Straighter Out Of The Bundle, Faster to Set
No crowning required; a TJI comes off the truck straight and stays that way, so a crew can carry, set, and hang faster than they can sort through a stack of 2x12s looking for one that isn’t bowed or twisted
