Beautiful balcony features can quickly turn into a homeowner's nightmare if they aren’t installed appropriately. Here is a perfect example of how a minor construction shortcut creates a massive flat roof leak. Flat roofs attached to doorways and balconies with beautiful glazing and sliding doors are excellent additions to any property, but only when done right!

In this video, we highlight a common installation failure where the base layer of the flat roofing bitumen system was not extended past the window to create a proper seal. Because of this oversight, water is penetrating the area and severely damaging the ceiling below. Fixes like this require removing the entire setup, but taking the time to do it correctly is always worth it to protect your property.

We are diving deep into the walls to inspect the fire and sound separation systems between two units. While rockwool insulation and resilient channels provide a great foundation for safety and soundproofing, adding custom cabinetry changes the game. To stay up to code, the building system must be upgraded from standard 5/8" Type X drywall to the superior protection of Type C drywall.

Remember, to maintain the proper STC (Sound Transmission Class) rating, the exact same wall assembly must be mirrored on both sides of the unit wall!

When it comes to insulating your project, balancing between spray foam and fiberglass bat insulation is a major decision. While spray foam offers energy conservation benefits, improper installation or off-gassing can pose serious health and safety risks. On the other hand, traditional bat insulation can match those R-values when paired with a proper ventilation layer.

Ever wonder how we handle crooked walls in older homes?

Renovating older houses often reveals walls that are not straight, plumb, or square. When framing a new basin in these uneven spaces, we have to create our own square within the area.

In this project, creating a square frame resulted in a visible gap where the structure comes off the wall. While this may look different, it was a deliberate choice to ensure the jam wouldn't appear smaller on one side.
