Most custom homes get the finishes right and the living wrong.

After years of building, here are the 5 things I now tell every client to put in their home. Number 5 is the one that changes lives.

Snowmelt system for walkways and driveways.

No more icing up, no more shoveling at 6am, no more worrying about a family member slipping on the way to the car. It runs under your concrete and keeps every path clear all winter. In our climate, this is safety and convenience in one.

Garage bay with a dedicated wash station.

Hot and cold hose bib, a proper floor drain, and protected drywall that won’t get wrecked by the overspray. You wash your vehicles year round, in the warmth, on your own schedule. No more lineups at the car wash in January.

Three season room off the house.

Screens to keep the bugs out and real heat inside so it works in spring, summer, and fall, not just the two warm months. It’s the room that doubles your living space and gets used far more than people expect.

Scullery, or prep kitchen, behind the main one.

The mess, the dishes, the prep all happen in the back. Your main kitchen stays clean and beautiful for when friends come over. This is how you entertain without the chaos on display.

Wellness center inside the home.

A gym, a cold plunge, and a sauna under your own roof. When health is this convenient, you run out of excuses. You and your family stay healthy all year, no membership, no commute, no reason not to.

Which one would you put in first? Tell me below.

Everybody argues fixed price versus cost plus like one of them protects you from surprises. Neither does.

The contract type was never the thing that gave you an accurate price. Your selections did. Your documentation did. Pick cost plus with half your finishes undecided and you get a guess with a nicer name on it. Pick fixed price on vague plans and you’re not buying certainty, you’re buying a number the builder padded to cover everything you didn’t decide yet. The pricing model only tells you who carries the risk of the unknowns. It does nothing to shrink the unknowns themselves. That’s your job, before a single dollar gets quoted.

Before you ask for a price, finish your selections and lock your documentation. Then the contract type is just a preference, not a gamble. Follow for more straight talk on building your custom home the right way.

Planning is the key to success of any project and utilizing the JobTread Software software has been absolutely amazing as we start to plan out our first show home for my company.

This is the heart of a heated floor. Most people never see it.

Every one of those green lines is a loop of PEX that will be buried in concrete. Hot water from the boiler comes in the bottom bar. It travels out through the slab, gives off its heat, and comes back up into the top bar.

The little glass tubes with orange collars are flow meters. They let us balance each loop. A long loop and a short loop need different flow, or one room ends up cold.

The white caps on top can take thermostat actuators later. That means each zone can run on its own.

The white sleeves protect the pipe where it enters the slab. Concrete is hard on PEX at that edge.

Here is the part to think about. Once the concrete goes down, you never get another look at this. So we pressure test every loop and keep it under pressure during the pour. If something gets hit, we know right away, not in year five.

The best parts of a house are the ones you will never see.

My wife, who also happens to be our interior designer, asked me straight up: why is Maison de l’Oeuvre taking so long?

Here’s what I told her. Fast is not the flex everyone thinks it is. Right now we are walking every single detail before we insulate and drywall, because the moment those walls close up, the math changes. A change that costs you a dollar today costs you two or three times that once the insulation and drywall are in. Moving an outlet, rerouting a line, adjusting a framing detail, all of it gets buried behind a wall you now have to open back up. Most builders rush to close walls because it looks like progress and it triggers the next payment. We slow down on purpose, right here, so we never pay to undo finished work. The house that gets built right the first time always wins over the house that got built fast.

That little gauge at 65 PSI? It’s the difference between a floor that heats evenly for 30 years and a six-figure jackhammer nightmare.

Everyone obsesses over the finishes. The tile, the fixtures, the paint. But the stuff that actually makes a home feel right is the stuff you’ll never see again once the concrete goes down. We charge these in-floor lines with air and watch the pressure before a single pour. If a line gets nicked by a rebar chair or a careless boot, that needle drops and we know instantly. Hold pressure, and we know every line is sealed tight. Pour over a punctured line and you don’t find out until winter, when a cold stripe shows up in your floor and the only fix is breaking open the slab you just paid for. Most people never ask their builder how they verify this. They should.

Before I built luxury homes, I carried stone.

Here’s what most people get wrong about this industry. Everyone wants to run the job site, but nobody wants to carry the stone. You can’t shortcut the years. The reason I can walk a luxury build today and know exactly what I’m looking at is because I learned it one stone at a time as a teenager.

So seeing this beautiful stone going up on this home is really awesome for me. This is where I started, and I absolutely love it.

Follow along. I’m sharing what 25 years of building actually looks like, from the ground up.

Everyone thinks designing a custom home starts with blueprints. It doesn’t. It starts with a conversation.

This is Part 1 of our Windsor Park series, where we’re designing and building a $4 million custom home on an inner city lot.

About three weeks ago, we sat down with our design team and handed over everything: our vision, our wish list, the hard no’s. They took it all, added their own expertise, and today we’re meeting to walk through that first design.

Most people believe a bigger budget buys a better home. It doesn’t. What actually makes a home extraordinary isn’t the money, it’s how many times you’re willing to revise, question, and refine before a single foundation is poured. The magic is in the back and forth, not the price tag.

After today, this design gets revised one more time. And that’s exactly how it should be.

This is just the beginning. Follow along for Part 2, you won’t want to miss where this goes. Phase One Design Joel Semmens & Associates Reece Hornby
