Cabinets - Three Ways

🔨 OFF THE SHELF - standard sizes, modular pieces, lots of options. Our Calgary go-to is good ol’ IKEA. They look great and do a great job. Smart choice for straightforward layouts, tighter budgets, and shorter timelines.

🔨 SEMI CUSTOM - think catalogue based choices: flexibility, but not from scratch. Choose from a manufacturer’s range of sizes, styles, finishes, materials, and storage options. Semi-custom is a gorgeous middle ground between budget, quality, flexibility, and production time. In Calgary, Legacy Kitchens is a great place to see what’s possible.

🔨 CUSTOM - cabinets built specifically for the home, they don’t exist anywhere else! Homeowners have freedom with dimensions, materials, finishes, storage solutions, and architectural conditions, with a higher price point and longer lead time.

Net zero, net zero ready, passive house - phrases that bring solar panels to mind, maybe because they’re such a visible upgrade.

Solar can be a good investment, but the 1st places to look for gains appear long before solar panels:

✔️ insulation, windows, doors
✔️ site planning
✔️ foundation
✔️ building envelope
✔️ heating, cooling, ventilation

✔️ will the contractor provide three customer references?

✔️ will they arrange a visit to a current project?

✔️ do you feel you can work well with this person?

✔️ are they responsive to questions and easy to communicate with?

✔️ did they provide suggestions to improve the project or obtain better value?

✔️ do they provide a written contract?

✔️did they provide WCB, licence, and warranty documentation?

There are two approaches to building (whether it’s a new home or major reno).

Each approach can work well.

When you imagine your build, who is running the project?

OPTION 1 Design Build
• one team, one contract, one point of contact
• design and construction work together pre-construction (saves time and money later)
• streamlined, more predictable, easier to manage

OPTION 2 General Contractor
• hire a contractor (or a contractor + designer, but separately)
• the homeowner is running the project and coordinates between all parties
• works well for simpler projects

Metrik is a general contractor too, we’re not biased against contractors, we do both.

The right approach depends on your project. When considering a more complex project - the smoother the established process, the better the experience and the result.

How long will it take?
When do what decisions get made?
What happens first … what happens next?

Break the project down into stages:

1 Pre-construction - design, plans, fun with selections, permits
2 Foundation - excavation, foundation, drainage, inspection
3 Framing - framing, windows, doors, basement floor, rough-in electrical and plumbing
4 Interior Exterior - insulation, HVAC, paint, flooring, cabinets, siding
5 Completion and handover

Homeowners know where things stand at every stage - budget, schedule, selections, site visits, inspections.

How many homes does a homebuilder build?

Metrik builds two or three homes per year, so we stay closely involved in every build. Because of this, start dates book 6 to 12 months in advance, but planning can start anytime.

Does Metrik build the homes or contract everything out?

We build our clients’ homes. One of the things we value most about our work is that we know our clients, and our clients know their builder and everyone working on their site.

A tip we give every homeowner, expect the unexpected.

This applies to new builds and renovations - but renovations especially come with surprises.

• hidden deficiencies (soil conditions, asbestos, outdated wiring, irregular framing)
• delays from special orders, permits, inspections, weather, supply shortages
• change orders (part of every project, but good planning helps reduce them)

When we prepare for a contingency that doesn’t occur, we celebrate!

The bigger the project, the greater the chance of unexpected findings, but with good communication, solutions come easy.
