🚨 BUYER BEWARE! 🚨

😱 How would you feel if this was YOUR property?

A regular client of Swift Building Innovations asked us to check their brand new tiled bathroom. Within minutes we uncovered major defects — the tiler had been 💰 paid in full 💰 and left behind a mess… plus a disaster waiting to happen.

🔻 What we found:
⚠️ Non-compliant, thin and hole-filled waterproofing
⚠️ Unevenly laid tiles causing sharp edges that could cause injury - going against manufacturers guidelines
⚠️ Incorrect slope so water pooled away from drains
⚠️ Drain clogged solid with screed – risking overflow into lower levels
⚠️ Tiles glued so poorly they could be lifted by hand
⚠️ No waterproofing in some wet areas & no water stops installed

In the end, the only safe option was to rip out the previous tiler’s dodgy work so the owner could hire a new and reputable tiler to start from scratch.

💡 The takeaway:
✅ Don’t pay in full before work is checked
✅ Always use trustworthy, licensed and qualified trades

🔧 What started as a simple truss repair turned into a major structural discovery! 😲🏠

We were called out to fix 2 broken trusses, but once on site, we noticed something wasn't quite right... Some trusses were out of alignment by a whopping 121mm – well beyond the QBCC tolerance limits! 📏⚠️

According to the QBCC Standards & Tolerances Guide (Section 7.11), trusses are considered defective if they deviate vertically more than the lesser of H/50 or 50mm. This was more than double! 😬

🕵️‍♂️ After a thorough inspection, we found the real culprit: a girder beam sagging by 65mm that had been missed by the engineer. This extra load was pushing stress onto the trusses and causing serious cracks.

✅ Repairs are now underway to make sure this homeowner doesn’t have to worry about their roof collapsing!

Did you know that you are required, by law, to have your pool barrier inspected at each of these milestones:

✅ When selling your property
✅ When newly tenanted
✅ Every 2 years for non-shared pools
✅ Every year for shared pools

🚫 Non-compliance could impact you with serious fines.

The Queensland Building and Construction Commission (QBCC) and your local council are both entitled to enforce on-the-spot fines for non-compliant and non-registered pools.

⚠️ The courts can impose penalties of over $20,000 for individuals and over $100,000 for corporations for non-compliance with the pool safety laws.

These fines also apply to anybody who props open a pool gate.
⚠️ Local governments issue on-the-spot fines of over $900 for individuals and over $2,600 for corporations for noncompliance.
⚠️ QBCC issues on-the-spot fines of over $2,000 for individuals and over $6,000 for corporations for failure to obtain a pool safety certificate in the event of sale or lease.
