A good kitchen has to pull off two things at once. It needs to look the part, and it needs to actually work while you're cooking, and the lighting is where those two ambitions meet.

In this Collaroy kitchen, the woven rattan pendants over the stone island bring the warmth and the character, the bit your eye lands on first. Quietly doing the hard yakka underneath is a run of LED strip tucked beneath the overhead cabinets, throwing clean light onto the bench top so nobody's chopping in their own shadow. Add the downlights and the Velux skylights overhead and the room feels bright and open right through the day, then softens into something more relaxed of an evening.

There's a fair bit going on behind the scenes as well, with the induction cooktop and double ovens each needing their own dedicated circuit to run safely. The knack is planning all of it together so the layers complement each other rather than competing.

What gives this Collaroy bathroom its calm, spa-like feel comes mostly down to how it's lit.

The round mirrors are backlit, throwing a soft halo across the Kit Kat tiles behind them, and that glow does more for the mood of a room than any single downlight ever could. These ones also have a built-in demister, so the glass clears straight after a hot shower, a lovely touch that quietly needs its own wiring run behind the wall.

Getting it all to look this clean takes a bit of forethought. The cabling has to be roughed in at the right height so nothing ever shows, and in a wet area every fitting needs to sit in the correct zone away from the water to stay safe and compliant.

We tend to put the lighting on a dimmer too, so the same room can be bright for the morning rush or wound right down for a long soak.

There's a moment just after sunset when a well-lit outdoor room really comes into its own, and this Collaroy home was wired for exactly that.

The downlight's sit up in the gabled ceiling on a careful spacing, so the whole space gets an even, warm wash with no dark corners or glary hot spots, and the fan keeps the air shifting through those balmy Sydney evenings.

With the glass doors slid right back, the balcony and the living room read as one continuous space looking out over the golf course and Long Reef headland, so the lighting on both sides had to feel like it belonged together.

This was a full-scale renovation, and we handled all of the new electrics across the home, top to bottom. Map the right placement at planning stage and a space like this works as hard at 8pm as it does at midday.

That tidy yellow squiggle is the reason a bathroom floor can feel warm underfoot in the depths of July.

It's underfloor heating cable, laid across the whole floor in one continuous loop and clipped down to the mesh, with a sensor threaded through to read the temperature. Once the screed and tiles go over the top, none of this is ever seen again.

What the household ends up with is a floor that warms on a schedule, so the tiles are already cosy by the time anyone's up and about.

The catch is timing. This has to go down while the floor is still open, well before it gets tiled, so it's a call worth making early in a bathroom reno rather than wishing for it afterwards.

A bit different to our usual day, and one the team won't forget in a hurry.

The main hall at Avalon Beach Surf Life Saving Club was given a proper refurbishment a little while ago, and we were trusted with the lighting through the whole space.

Continuous LED strip runs along the ceiling line and down the walls, throwing a soft, even wash that lifts the room without any harsh glare bouncing off the honour boards or those beautiful old timber boats slung overhead.

Surf clubs are the heartbeat of the Northern Beaches, so getting our hands on one of the most-loved rooms in Avalon was a real privilege.

There's a kind of light you install purely to be looked at, and this brass-and-tube feature fitting is exactly that. It's mounted on a wall that's part smooth render and part raw brick, and the clash of textures gives it a proper bit of theatre.

The clever part sits behind the wall rather than on it. The cabling has to be chased in and the position pinned down before the surfaces are finished, so the fitting reads clean with nothing visible spoiling the look.

Bring a sparky in early and you sidestep the hassle of carving into a finished wall later.

There's something quietly excellent about stepping onto a warm bathroom floor in July.

This is a Thermonet smart thermostat controlling an underfloor heating circuit, programmed to bring the floor up to temperature before the household stirs and ease off again once everyone's out the door. No bare-foot dashes across freezing tiles, no thermostat fiddling at 6am, no surprise on the energy bill at the end of the month.

Underfloor heating is one of those things people don't realise they want until they've lived with it. Once it's in and the controller is set properly, it just works in the background.

A light fitting like this is only ever half the job.

The piece itself does the talking, hand-blown Murano glass discs on brass spokes, but getting it up there safely is where the work actually sits. A fitting this size carries real weight, so it needs a properly rated mounting point fixed back to structure, not just a hook screwed into plasterboard and a hopeful prayer.

We worked out the fixing, confirmed the ceiling could take the load, and got it hung dead level under that beautiful timber coffered ceiling. The kind of install where you step back at the end and just look at it for a minute.

The best automated homes don't feel automated at all. They feel attentive.

Lights that dim themselves at sunset. A morning routine that wakes the bedroom blinds and starts warming the bathroom floor at the same time. Aircon that knows nobody's home and shuts itself down accordingly. Security that arms quietly in the background when the last person leaves.

Most covered outdoor areas in Sydney get quietly abandoned sometime around May.

The furniture stays, the lights stay on, but nobody actually sits out there once the evening temperature starts biting. This alfresco was built with that problem already solved; recessed infrared heating panels wired into the ceiling during the build, sitting flush so the space looks exactly as intended whether they're running or not.

Infrared heats people and surfaces rather than the air, which is why it works outdoors when conventional heating doesn't. On a still evening under a covered structure like this, the difference is immediate.
