A lovely old home in a great location but.... bathroom leaks mean the owner can no longer rent it out and they don't have funds to do repairs themselves. It needs a full reno.... and the shed is full of old furniture, appliances, tools and bits and pieces. Lots of $$$ needed but with current market conditions, it's hard to know if there's profit in the project. Watch this space!

Our "big block reno" is coming along nicely inside and outside. Landscaping and yard tidy has begun, we've got a great new colorbond fence along the back & the palms are being trimmed and tidied up. The kitchen cabinetry is in and all benchtops and vanities have been measured for stone installation later this week. Painting starts tomorrow - then it will look completely different! The roof isn't yet finished (that's a whole separate saga!) but it's watertight and coming along well. We're expecting to hit the market late October/early November.

Who doesn't love a "NO RESERVE" AUCTION??!! This house with a 3 bed granny flat sold for an absolutely steal! Unfortunately, whilst it was cheap, our numbers didn't work at that level so we walked away.

Here's an update on what we've been up to these past few weeks.... new concrete went down at our north side reno, along with gyprocking of all ceilings and walls. This is the first time we've created a space like this on one of our renos and we are excited to see how the market responds when we finally get it back on the market (that's a while away yet but keep watching this space!). We've also been out and about at open homes checking out how the market has responded to the recent government changes. Having sold a few houses since the changes, we've definitely noticed a difference so we wanted to see what it's like from the buyer's perspective. We were "exclusive guests" at some quirky renovator open homes and even hurried along to check out an auction in our area, only to find we were the only ones there! It's certainly been an interesting time out in the marketplace. We hope you enjoy these "pretty" (not!) pics we captured whilst out and about.... check out the especially unique photo of a house we found with wallpaper on the ceiling! Now that's a first!! 🤣😊

Our big block north side reno is finally coming along. This large family home needed a whole new roof (trusses and all!) and getting someone who could do quality work proved to be challenging. This meant we couldn’t start any internal renos until the roof was finished…. while rain was pouring inside. Thankfully the roof is now fully watertight and due to be finished this weekend. Internal works are underway and we’ve gone from exposed framework for months to now having everything sheeted. For many months, the pool has been the best part of the property. Here are some progress photos which show we’re getting there!

Our “rock house” in Albany Creek has officially sold and settled!

What a transformation! 🙌 Check out the before and after photos. This was a huge reno. We're really pleased with how it's turned out. The new owner is very excited to be moving in soon.🏡

WHAT A TRANSFORMATION!!! You've gotta love a great before and after pool photo! 🎉🎉At this point, the pool is the best thing about this house 🙄.... but it's coming along nicely and soon the house will look as good as the pool. In the meantime, we will enjoy the pool view! A big thanks to our awesome pool man (you know who you are!) for a fantastic transformation.
