Mud, mud and more mud. This rain is playing havoc with our renos. Here's what we are dealing with at what we previously called our "rock house" but now the rocks are covered in mud. Anyone for mud wrestling? 🤣

We’d like to share an update on our “fire house”. It sure has had a big transformation. Everything is coming along nicely and we expect to have it back on the market later this month. Here are some before and afters of how it’s currently looking.

Here’s another interesting find during an inspection—an old built-in structure that appeared to be an aquarium or snake enclosure set into a stone surround. This was a house we bought, and while it definitely had character, we decided to demolish the enclosure to open up the space, bring in more natural light, and transform the area into a bright and inviting outdoor entertaining area.

YES WE DID! This photo was taken in October 2021 during our very first inspection of our 5th reno/flip. The tenant had recently been removed, leaving all of his belongings behind, and the home was in a challenging state. As part of the contract, we requested a drug test — and thankfully we did. A section of the downstairs area returned a positive result.

The owner lodged a claim with their insurer, who stepped in to manage everything related to the contamination. The downstairs level was packed with items that were deemed unsafe and were removed as part of the claim. Once the property was cleared, treated, and officially deemed safe, our team could finally get to work.

From there, we completed a full renovation, transforming the home from top to bottom. It presented beautifully and sold quickly after the first open home.

We were incredibly grateful that the owner was willing to work with us to resolve the issue properly, rather than selling the property as‑is. Protecting our trades is non‑negotiable — we will never send our team into a home that poses a health risk. And just as importantly, we will never return a property to market unless we know it’s safe for the next family who will call it home.

A challenging start, a safe process, and a fantastic result in the end.

We’re back!! After 2 weeks away holidaying with family and friends, we returned to work on Monday. Our trades, painters and pool man have done a great job of keeping everything going while we were away. Here are some pics of what’s been happening… Fire house pool is now sparkling and the house is fully painted.... Our "rock" house now has a new retaining wall and carport... and our "big corner block" has a new roof. Our house with the new stairs is currently being prepped for painting so nothing visually different there but it will be changing soon. All of these houses are coming along well and will begin hitting the market in the coming month or 2. Watch this space!

FENCER WANTED. We've had some great recommendations in the past now on the hunt for a fencer if anyone could recommend a fencer or fencing crew (Northside Brisbane) would be greatly appreciated thanks🙂
