Building Permit Approved • 7.3 Star NatHERS Rating 🎉

A big milestone reached this week, is officially approvedI! It has also been energy rated at 7.3 Stars using standard specification and no upgrades required. 👏🏼

The design is doing the heavy lifting naturally, and with a lighter coloured roof cover it would climb even higher to 7.4 Stars, gotta be happy with that!

We’re leaning into a refined industrial vibe - a mix of concrete‑look tones and terrazzo to keep things modern, grounded and easy to live with. Love that 600×600 rectified tiles to the main areas come standard with Ross North while most builders call that an upgrade! 💪🏼

Option 1: Walk‑In (No Door)

✏️ — From Concept to Detailed Sketch
The design has now progressed from the early concept into a formal sketch, complete with real dimensions, refined room layouts, and visual aids — including the first elevation, a 3D façade preview, and a kitchen perspective to help the plan feel real.

And for the first time, the home’s size is revealed:

254.58 m² on a 375 m² block.
That’s a substantial footprint for this land size — a carefully optimised layout that delivers generous internal spaces while keeping the garden low‑maintenance and practical for modern living.

— Floorplan Reveal!
After modelling multiple layouts around the north‑facing frontage and the park outlook, this is the floorplan that performs best for me and this block.

The orientation works.✅
The zoning works.✅
The light paths work.✅

And yes — the living areas are intentionally at the front. With northern sun and a park opposite, it simply performs better than the typical rear‑living WA layout. 🌞🏡

There’ll still be a few micro‑tweaks as we move into detailing — that’s just part of good design. And floorplans are personal. What feels perfect to one family won’t suit another. That’s the beauty of custom work. ✏️

As we move into the smaller decisions and selections, I’ll share more of the thinking — and that’s where things get fun. Plenty of opportunities ahead to weigh in on the details!
