There are indications that Perth's rental market is easing, as median rents remained unchanged for the second consecutive month. REIWA CEO Cath Hart reported that median weekly rents for houses and dwellings held steady at $650 in May, while unit rents stayed at $600. High-priced properties are taking longer to lease, with fewer high rent offers and occasional discounts. New supply, particularly in the northern corridor, and tenants moving into newly built homes are contributing to this stabilization.

Affordability is driving tenants to rent smaller properties, increase household size, or buy homes. Landlords are advised to consult with property managers about market conditions when renewing leases. Despite recent stability, competition remains high for affordable homes, and WA's vacancy rate is still low. Rents are significantly higher than last year, with unit rents up 20%, dwelling rents up 18.2%, and house rents up 14%. Suburbs like Como, Armadale, Balga, Bentley, and Cloverdale saw the most growth in median rents.

At Better Way 2 Build we connect people who want to build a home with the best location and best builder to suit their individual needs, including budget. We do the research up-front and have a pool of builders we trust to deliver a quality job, on time. Ultimately this saves our clients considerable time and effort, and avoids them wasting their weekends driving around looking at different estates and display homes.

We come on board at the beginning of our clients’ home building process and guide them every step of the way. Our support covers sourcing land, contracts, house design, finance through our in-house mortgage broker, inspections, as well as handover. We will also troubleshoot should any situations arise.

Unlike many other building brokers, we are paid by the builder, so our clients don’t pay anything extra for our service. All builders pay us the same, no matter the estate or house. This enables us to be objective and unbiassed.
