The Importance of Routine Preventative Maintenance for Your Air Conditioning Systems

Recently, our team attended a property for a scheduled maintenance visit, and what we found highlights just how crucial routine upkeep is for your systems.

Both condensing units were drawing excessively high current and operating with elevated air-off temperatures - clear indicators that the systems were under strain and not functioning efficiently. Left unchecked, this could have led to increased energy costs, decreased system lifespan, and potentially costly breakdowns.

Here’s what we did to bring the systems back to optimal performance:

1. Pumped Down Both Systems – Isolated refrigerant to ensure no loss during maintenance.
2. Removed and Stripped the Units – Carefully removed the condensing units and stripped them down for a thorough inspection and cleaning.
3. Cleaned Coils – Cleared all obstructions to ensure efficient airflow and heat exchange.
4. Re-mounted Units – Reinstalled the systems securely.
5. Pressure Tested and Evacuated Refrigerant Pipework – Ensured no leaks and restored a clean, moisture-free environment for refrigerant circulation.
6. Recommissioned the Systems – Brought both units back online, now running efficiently and effectively.
