🚨 THIS IS WHY A THOROUGH TERMITE INSPECTION IS SO IMPORTANT! 🐜🏠

Last week, we carried out a termite inspection on a property that had recently been purchased.

The property came with an existing building and pest inspection report that had identified termite concerns. However, the report provided limited information about the location and extent of the termite activity and noted that the roof space was inaccessible.

🔎 Here's what our inspection uncovered...

✅ Extensive termite damage throughout multiple areas of the property, including structural timbers, window frames and wall linings.

✅ Significant termite mud workings throughout the subfloor, with evidence that many had previously been disturbed or removed.

✅ No live termite activity in many of the heavily damaged areas, suggesting the possibility of previous termite treatment or historical activity.

🚨 Most importantly, we discovered NEW termite leads in the subfloor containing LIVE termites!

We were also able to access and inspect the roof space, allowing us to investigate areas that had not been inspected previously.

The concerning part?

While much of the damage appeared to be historical, termites were still actively entering the property.

This is a perfect example of why identifying termite damage is only part of the inspection process. Determining where termites are active, assessing the extent of visible damage and identifying potential entry points are equally important.

This bait station is located beneath a home where active termites are heavily feeding on the bait — exactly what we want to see.

Regular monitoring and bait replacement keeps the process moving, with the goal of eliminating the termite colony and protecting the property from further attack.

🐜 THIS IS EXACTLY WHAT WE WANT TO SEE DURING TERMITE BAITING!

Another follow-up visit, and the termites are now heavily feeding on the termite bait.

Termite baiting isn't simply a matter of installing a station and walking away. Regular follow-up visits allow us to monitor the termite activity, check bait consumption and replenish the station with fresh bait as required.

At this visit, our technician removed the consumed bait, checked the activity and replenished the station so the termites can continue feeding.

Seeing strong feeding activity like this is an encouraging sign as we continue the termite management program and work towards colony elimination.

Sometimes the first sign of termites isn't major damage — it can be something as small as unusual spots, mud-like markings or changes appearing on a wall.

At this property, these seemingly minor signs led to the discovery of active termites concealed within the wall area. We are now carrying out a termite baiting program to manage the active termite colony.

• Bubbling, rippling or distorted paintwork

🐜 WHAT WAS HIDING BEHIND THIS DISHWASHER? 😳

These photos are a great example of just how concealed termite damage can be.

After the dishwasher was removed and the area behind it exposed, extensive damage to the timber became visible.

The concerning part? This was hidden away in an area the homeowner would normally never see.

Termites can travel and feed within concealed areas of a building, including behind wall linings, kitchen cabinetry, skirting boards and appliances. By the time visible damage appears, activity may have been occurring for some time.

This is exactly why you shouldn't rely on simply looking around your home for termites.

🪵 THIS ISN’T TERMITE DAMAGE — IT’S CHEMICAL DELIGNIFICATION

During inspections, not all timber deterioration is caused by termites, borers or wood decay.

This photo shows chemical delignification affecting timber within the roof space. It occurs when the lignin that helps bind the timber fibres together deteriorates, leaving the surface with a distinctive fuzzy, hairy or stringy appearance.

It can sometimes be mistaken for timber pest damage, which is why correctly identifying the cause of deterioration is important.

🔎 Signs can include:
• Fuzzy or fibrous timber surfaces
• Timber fibres separating or breaking down
• Deterioration commonly noticeable around roof framing
• Damage that may progressively affect the timber if the contributing conditions continue

Finding defects like this is another reason a thorough inspection involves looking beyond just termites.

🐜 WHAT’S HAPPENING UNDER THIS BATHROOM?

Here’s another look behind the scenes of an ongoing termite management program.

This above-ground termite bait station was installed in the subfloor beneath the bathroom, directly over an area of active termite activity.

During our follow-up visit, the station is carefully opened so we can check the level of activity and how much bait has been consumed before replacing it with fresh termite bait.

These stations are regularly monitored and replenished as required, allowing us to track the progress of the treatment as we work towards colony elimination.
