We spent the last couple of days cross-crossing between a few properties, knocking out those annoying maintenance issues that get left in the "too hard basket."

Here is a quick look at the small fixes that instantly restored functionality to these homes:

When managing a rental property, the little things add up quickly. A long list of minor defects can frustrate tenants and lead to bigger repair bills down the track if left ignored.

We recently spent a highly productive day getting this local rental property fully dialed in, sticking to a sensible budget while ticking off a comprehensive hit-list:

The Maintenance Wrap-Up:

Outdoor Setup: Stripped out and replaced the saggy, worn-out clothesline wire.

Hardware Overhaul: Replaced the broken main bathroom door handle, fixed a faulty hallway cupboard clasp, and installed a sturdy new ensuite toilet roll holder (plus patched the wall!).

Laundry Smooth-Up: Popped out the laundry sliding screen door, deep-cleaned the tracks, and replaced the worn-out rollers so it slides with ease.

Cabinetry Tune-Up: Replaced broken hinges on the laundry cupboards and re-aligned all the kitchen cabinet doors so they close perfectly flush.

The hidden cost of overgrown trees... 🌳

When trees grow right up against your roofline, they don't just block your gutters, they block out the sunlight and airflow. This creates a perfect, damp breeding ground for heavy mould to take over your eaves and alfresco areas.

We just wrapped up this restoration project to completely reverse the damage:

The Treatment Plan:

The Deep Scrub: A thorough wash-down and chemical treatment to completely kill off the molud spores hidden in the surface.

The Barrier: Applied a premium stain-blocking primer so that old mould residue can't bleed back through the fresh finish.

The New Life: Finished with two crisp coats of premium exterior paint to brighten the entire property up.

The trees are cleared, the mould is gone, and the eaves look brand new again. A small proactive maintenance job like this prevents the sheets from rotting out completely down the line!

Storm damage is a homeowner’s worst nightmare. We were recently called out to this living room after a damaged roof left a section of the ceiling completely compromised and sagging.

How we brought this lounge room back to life:

The Clean Out: Carefully cut back the water-damaged plasterboard to clean out the debris and inspect the ceiling cavity

The Patch Work: Installed fresh sheeting, securing it perfectly to the structural timber framework.

The Invisible Finish: Plastered, sanded, and blended the patch seamlessly before applying a fresh coat of ceiling white.

Looking at it now, you’d never guess there was ever a giant hole there! We made sure the furniture was completely wrapped and protected throughout the entire process, leaving the room spotless and ready to enjoy again. 🛋️

Functional over Fancy: Budget-friendly repairs in action!

Let’s be real, not every job is a "Gold Coast Mansion" makeover. Sometimes, you just need things to work without breaking the bank.

We recently helped a client who needed a quick, inexpensive "no-frills" fix to keep their home functional while sticking to a tight budget.

What we tackled:

- The Door: Hinges were rusted through and snapped. We swapped them out so the door actually hangs (and stays!) in the frame.

- The Hardware: Replaced a broken door handle that had seen better days.

- The Drainage: Re-secured a downpipe that had parted ways with the guttering.

The door itself is on its last legs and will need a full replacement down the track, but for now, it’s secure, functional, and the client is happy.

Pro-Tip: You don't always need a full renovation to make a house liveable. Small, smart repairs can save you a lot of stress (and water damage!) in the meantime.

Helping out on-site in Kingscliff!

We’re back down in Kingscliff this week, providing some specialised support for a bathroom refresh. Our mission for this stage? Getting the walls prepped and ready for the next phase of the project.

The Work:

- Wall Sheeting: Precision hanging of the moisture-resistant sheets.
- Cavity Prep: Ensuring everything is flush and secure for the waterproofing team.
- Detailing: Working around those coastal louvres and tying it in with the existing ceiling plaster to make sure the finish is spot on.

It’s great to be part of the team on this one and working in with the other trades.
