As we are all aware the construction industry in Melbourne is full of cowboys and companies who employ cheap labour instead of tradesman, this goes for the home improvement sector as well.
For Life Patios have been building verandahs for over 20 years we are registered builders and licensed plumbers which is mandatory for the works we do in Victoria.
There has been a huge increase in overnight “construction” businesses claiming to build your verandah, carport or deck in 2 weeks which is a sham! Do your research it’s your responsibility to use a registered licensed contractor who has insurance as you are not protected otherwise.
some things to remember;
All works over 10m2 (with a roof) attached to your house needs a building permit (including freestanding).
If you don’t do a council permit it will be a very expensive exercise and the shonky builder will not help you, plus you will have problems when selling your home as you need to supply permits.
All decks need engineering and council approval, the quality of deck constructions in Melbourne is appalling!
A pergola is an open roof structure don’t be fooled by the old pergolas don’t need a permit trick! If it has a roof it needs a permit.
Workers must be licensed for all plumbing and construction unless directly supervised by a registered licensed contractor.
A plumbing certificate must be lodged for all plumbing works including roofing.
All jobs must comply and be certified to meet Australian design and building codes.
The process for obtaining a general building permit takes between 3-6 weeks as it needs plans and engineering certification before submission.
Don’t get caught out do your research, don’t trust just anyone use a registered licensed contractor, it’s your money you’re gambling with.
