Waterfront has been named a finalist in the 2026 HIA Victorian Housing and Kitchen & Bathroom Awards, in the Custom Built Home Over $6 million category.

From the beginning, this home was about creating something that felt right for a family of six, and for all the different ways they wanted to live in it. Time together, time apart, cooking, entertaining, basketball, art, study and retreat all had a place in the brief. The challenge was bringing those different spaces together so the home still felt connected and easy to live in.

It means a lot to see Waterfront recognised, and we’re especially thankful to the family who trusted us to listen to all of those voices and shape a home around them.

The price on a building contract does not always tell you what you will actually pay.

Some contracts still leave important costs unresolved, which means the final price can increase later. When comparing builders, ask what is already included and priced, what is still unknown, and who carries the risk if costs rise.

At Latitude 37, we work through the design, selections and pricing before the Building Contract is presented. Once the agreed scope is fixed, ordinary increases in labour, material and trade costs sit with us, subject to the contract terms. In simple terms, we carry more of that risk so our clients carry less after they sign.

A home for several generations needs more than space. It needs to understand when family wants to come together, and when someone needs to step away.

At Above the Canopy in Templestowe, that balance shaped the plan from the beginning. Three distinct wings create places for shared living and private retreat, connected through a central arrival space. Set on an elevated, sloping site, the home also opens towards the surrounding treetops and hills, allowing the landscape to remain part of everyday family life.

It is a reminder that multigenerational design is not simply about adding more bedrooms. It is about giving each generation the freedom to be together without living on top of one another.
