Mark and Jenny had a rotting 3m by 3m timber deck on a sloping yard. We replaced it with a 6m by 4m Merbau deck and pergola in just 10 working days.

Project highlights:

Lisa and Michael wanted more from their 1970s brick veneer home: a combined open-plan kitchen, living and dining area, with direct access to the backyard, plus a refreshed ensuite as part of the build.
We delivered in 14 calendar weeks (10 weeks construction after permits):
• Knox City Council planning permit obtained
• 32sqm rear extension on a new concrete slab
• Two structural steel beams to remove the rear load-bearing wall
• Brickwork and colorbond roofing colour-matched to the existing home
• 3.6m aluminium sliding doors to a new rear deck
• Spotted gum engineered timber flooring through 68sqm of new and existing rooms
• Asbestos eaves safely removed by a licensed specialist (identified pre-construction, included in the original quote)
The result:
• Around 32sqm of new family living space
• Significantly more natural light through the rear of the home
• Estimated property value uplift of $180,000 to $220,000 based on comparable Ringwood sales

• 1. What is the contingency line in this quote, and what does it cover?
• 2. Who is the licensed builder of record on this job?
• 3. How will you sequence trades to protect my opening date?
• 4. What happens if a council inspection requires changes?
• 5. Will I get weekly written progress updates with photos?
If a contractor cannot answer these clearly, that is your answer.

Sarah and James had a 1990s bathroom that had not been touched since their home was built. Cracked floor tiles. A leaking shower base. Yellowed grout.
They wanted modern, low-maintenance and spa-like, without extending the footprint.

Here is what we delivered in 19 working days:
• Full strip-out and re-plumb
• Certified waterproof membrane to AS 3740
• Frameless walk-in shower with recessed niche
• Wall-hung vanity with stone benchtop
• Heated underfloor system
• Ceiling-mounted rain shower head

When we found rot behind the original shower on day two, we replaced two wall studs and stayed within the quoted contingency. Final cost matched the quote exactly.
