You put on your big girl pants, met with your financial adviser, got a mortgage, and bought a house. Hooray! Now comes the hard part: making it your own. Whether youโre in for a gut renovation or just trying to redecorate, thereโs a lot more to designing a property than you might think.
We talked to Christopher, the founder and CEO of Gold 4Life Real Estate, to learn more about what you can do in a home renovation with your budget.
โYou have got to do a little bit of background work to see what renovated versions of properties like yours are actually going for, so you can then determine what is worth spending (on) and whatโs not worth spending (on),โ Christopher said.
โItโs always going to depend on the size of the property because $10,000 on an apartment is going to go a lot further than $10,000 on a house.โ
Christopher said the first decision to make is whether you are upgrading to add serious value or simply attending to the basics to get buyers through the front door.
He said in a scenario where you havenโt maintained your property to a good standard, itโs worth focusing on inexpensive improvements to achieve a sale.
โIf itโs too far gone it might not attract anyone, so quite often that can be eradicated simply with some cosmetic updates like painting, floors or carpets and window furnishings,โ he said.
