Buying a property is one of the biggest financial decisions most people will ever make.

That's why inspections are about so much more than ticking a box before settlement. They're about understanding the condition of the property, identifying potential risks, and making sure there are no surprises after the keys change hands.

From structural concerns and moisture issues to pest activity and hidden defects, experienced inspectors know what to look for and where to look.

Because confidence comes from knowing, not hoping for the best.

What We Found Wednesday 🔍

Recently, one of our inspectors identified an incorrectly installed bracing strap during a frame inspection.

While it might seem like a small detail, components like these play an important role in the structural performance of a home and must be installed in accordance with the engineering requirements.

It's also a great reminder of why frame inspections are so important. Once insulation, wall linings, and external cladding are installed, many of these structural elements are no longer visible. Identifying issues at this stage is typically far simpler and more cost-effective than discovering them after construction is complete.

While frame inspections are often associated with structural compliance, they also provide an important opportunity to assess termite management systems and construction details before they are hidden behind finished surfaces.

Whether it's a structural defect or a pest-related risk, identifying issues at the frame stage is almost always easier and more cost-effective than discovering them after handover.

A beautiful day out on the road as part of the Master Builders SA Building Excellence Awards judging process.

This year, Litsa is once again involved in judging the awards, helping assess and recognise some of South Australia's highest-quality building projects.

While confidentiality means we can't share the projects themselves, it is always a privilege to visit such beautiful locations within and surrounding Adelaide and see firsthand the quality, craftsmanship, and attention to detail being delivered across the industry.

Being involved in the awards is an opportunity to contribute to the industry beyond the day-to-day work we do, while continuing to advocate for quality, best practice, and excellence in construction.

We look forward to seeing the outstanding projects recognised later this year.

Recently, Litsa presented to property developers from the Property Developer Network SA, sharing an educational session on the five critical stages of construction and the inspection points we recommend throughout the build process.

The presentation focused on why these inspection stages matter, what experienced inspectors are looking for at each point, and how identifying issues early can help protect projects, timelines, and long-term outcomes.

Opportunities like this are incredibly valuable, not only for sharing industry knowledge, but for continuing conversations around quality, accountability, and best practice across the construction and property sectors.

A big thank you to Property Developer Network for the opportunity to be involved.

Pest activity doesn’t stop when the weather cools down. In many cases, pests simply move indoors looking for warmth, shelter, and moisture.

From rodents in roof spaces and garages to spiders around drains, sheds, and bathrooms, cooler months can bring a different kind of pest activity around the home.

That’s why pest management should be considered year-round, not just during summer.

👉 Stay ahead of seasonal pest activity with Pest Protect Australia.

What We Found Wednesday 🕷️

This week’s discovery? Spiders hiding down a shower drain.

Dark, damp spaces like drains and bathrooms can create the perfect environment for certain pests to settle in unnoticed. While it might not be the place you expect to find them, it’s a good reminder that pests can turn up in all kinds of hidden areas around the home.

The good news? That’s exactly what we’re trained to look for.

From roof voids and subfloors to the spaces most people wouldn’t think to check, thorough inspections are all about identifying issues early and helping prevent bigger problems down the track.

They shall grow not old,
as we that are left grow old;
Age shall not weary them,
nor the years condemn.
At the going down of the sun
and in the morning
We will remember them.

With fuel costs continuing to rise, we’ve been reflecting on the impact across our business. Like many in our industry, our fuel expenses have significantly increased; however, we’ve made a conscious decision to absorb these costs to keep our pricing consistent and predictable for the people we work with.

We welcome the recent announcement of fuel excise relief. While it’s a step in the right direction, there’s still a noticeable impact on day-to-day operations, and we’ll continue to monitor it closely as conditions evolve.

A big thank you to our team, who show up every day and continue to deliver the same high standard of service, no matter the challenges around us.

Our focus remains unchanged: delivering reliable service, maintaining our standards, and supporting our clients without passing on unnecessary pressure wherever possible.
