SQUARE METER RATES // the enquiries have been really strong as we get moving in 2025 and the first question that generally comes up is “what do you think this will cost?”
A fair question and one we couldn’t answer accurately without doing a detailed estimate.
For the purpose of feasibility and client qualification we generally try find a project that has some similarities and use that build cost as a guide.
We would just use that square meter rate and multiply it by the size of the proposed project for a rough budget guide.

The most concerning question that follows is “ surely the garage or alfresco can’t be at the same rate ?”
The answer is YES and I’ll explain how it works.

The m2 rate applied to a project is the AVERAGE square meter rate. This means it’s a combination of high and low intensity spaces.

If you change the rate for one space you need to change the rate accordingly for all spaces.
Then you are no longer using an “average “ m2 rate and areas of higher intensity like kitchens and wet areas need to increase accordingly.
The lower intensity areas are critical in diluting the rate of the high intensity areas.

EXAMPLE: a two bedroom home with a kitchen and two bathrooms will have a much higher m2 rate than a four bedroom home with a kitchen and two bathrooms.
The rate for the larger footprint home will be diluted by the lower intensity areas ie bedrooms

IMPORTANT: you need to include ALL areas for quantities and you need to use external dimensions (using internal room dimensions will be inaccurate and misleading too)

Thoroughly enjoyed building this beautiful home for our lovely clients. A great combination of materials including burnished concrete, Iron Ash timber, bag washed face brick and polished plaster coming together to create these warm and textured spaces.

WEMBLEY DOWNS // one of our favourite days is “slab pour day”. There’s so much that needs to come together for this day to be successful.
All the preparation and calculations finally get tested. It’s possibly the most significant milestone in the build process for our clients.

So happy and grateful to work with quality tradesman and great blokes. It honestly makes building so much more enjoyable.

Big shout out to for all the form and prep for this day. A massive task and executed to perfection lads. Thank you.

And to .bconcrete for another outstanding finish on this burnished slab. I just love the way you go about it. So calm, calculated and precise, great to work with. Look how tidy it is after the pour. All class!!
