Bought land expecting to build 6 units... found out you can only build 1?

This is a REAL scenario we’ve seen with property owners, and it comes down to something most people skip: checking the covenants on the title.

Covenants are restrictions on your land that can massively limit your plans, including:

🏘️ Number of dwellings allowed
🧱 Materials you’re permitted to use

The wild part? These restrictions can sometimes be lifted... but it takes time and money you probably didn’t budget for.

They had a generous block in Somerville and a backyard they walked past every day without stopping. ⁣

We designed three connected outdoor zones: a covered pergola off the kitchen, a pool with paving , and the Alfresco courtyard linking both so the space finally matched the rest of the home.⁣
Now it’s the most-used part of the house.⁣
