⛰️ Your land might look flat... but is it really?

Slope can seriously affect your building costs, and most property owners miss it until it’s too late.

Here’s what to check:
👀 Look at neighbouring properties — are their footings on stumps?
📐 Check for a fall from the rear boundary to the front (or vice versa)
🏗️ The slope determines your best footing solution — split level, waffle slab, or stumps
The right choice depends on what’s most cost-effective and lasting for your specific site.
👉 Always assess slope properly before you budget for your build — it can make a big difference to your bottom line.

Bought land expecting to build 6 units... found out you can only build 1?

This is a REAL scenario we’ve seen with property owners, and it comes down to something most people skip: checking the covenants on the title.

Covenants are restrictions on your land that can massively limit your plans, including:

🏘️ Number of dwellings allowed
🧱 Materials you’re permitted to use

The wild part? These restrictions can sometimes be lifted... but it takes time and money you probably didn’t budget for.

👉 Always check the covenants BEFORE you purchase - not after. It could save your entire project.

9 times out of 10, you CAN’T build over this -and most property owners don’t check for it.

Easements are one of the first things you need to look at when buying land, especially those with underground pipes for sewage or stormwater.

Here’s what most homeowners get wrong: they assume easements only run along the back or side of a property.

❌ Not true.

We’ve seen easements cutting straight across a block, completely changing what you can and can’t build.

👉 Before you buy, always check the title for easements. It could be the difference between your dream design and a total redesign.

When you finally see the constitution progress of the house you designed…

From bare to beautiful 🌿✨
This backyard had SO much untapped potential and we unlocked every bit of it.

Here’s what we transformed:
🏊‍♂️ A brand new pool — because every family with kids deserves a backyard worth coming home to
🚗 Repositioned garage access — no more awkward angles, just smooth entry every time

🌴 A covered entertainment area — because they love to host, and now they have the perfect space to do it

What was once bare, bland, and uninviting is now an outdoor oasis designed around how this family actually lives.
Your backyard has more potential than you think. Let us help you find it. 💫

Renovation and extension is messy. It takes real courage.
Think of it like birthing another baby, it is painful, chaotic, all-consuming.
But on the other side? Your dream space.

Your life will be hectic for 6–9 months depending on the size of your project. That’s just the truth.

So here’s what we do differently: we bring the hard questions to the very first meeting. Because before the drawings, before the permits, before anything — our clients need to be financially AND emotionally ready.

Before you get something good, you have to live through hell. 🔥
That’s the honest truth. And that’s exactly how we help our clients come out the other side. 🏠✨

The question I get asked more than any other.
“We have a builder. Why do we need you on site?”
The answer is actually simple.

By the time your builder breaks ground, your architect has already lived with your project. Every slope, every level change, every detail that could go wrong on site -we’ve already worked through it on paper.

We’re not there to slow things down or create conflict. We’re there to make sure what gets built is actually what was designed. And when issues come up. Because they always do -we’re the person who already has the answer.
Not against your builder. Working with them. For you.

If you’re about to build -consider it.

They had a generous block in Somerville and a backyard they walked past every day without stopping. ⁣

We designed three connected outdoor zones: a covered pergola off the kitchen, a pool with paving , and the Alfresco courtyard linking both so the space finally matched the rest of the home.⁣
Now it’s the most-used part of the house.⁣
