WITHIN 24 HOURS OF TENANT LEAVING:
□ Full property walkthrough with photos
□ Test all appliances, ACs, lights, taps
□ Check all walls, ceilings, floors for damage
□ Assess whether deep clean or full repaint needed

DAYS 1–5: WORKS
□ Professional deep clean (every surface, every cabinet)
□ Full repaint if needed — not touch-up, full repaint
□ All identified repairs completed
□ AC service if overdue

DAY 6: PHOTOGRAPH
□ High quality photography only
□ Every room from multiple angles
□ Natural light where possible
□ Don't list until photos are excellent

DAY 7 ONWARDS: LIST
□ Price at premium — condition justifies it
□ First viewing should result in offer
